Indonesia keeps no public register of completed property sale prices. The land office (BPN) records who owns what and what secures a mortgage, but not what changed hands for how much. That absence is why every figure quoted about the Bali market, including the medians on this site, is built from live listings rather than closed transactions, and why prices can sit unsold for months without anything forcing them toward what buyers are actually willing to pay.

A single 12 billion rupiah clifftop listing in a sample of thirty ordinary villas moves an average enough to make it useless. The median ignores it, which is why every price figure on this site is a median rather than a mean.
Duplicates are the second distortion. One villa listed by four different agents appears four times in a raw scrape, and if it’s unusually priced it pulls the whole distribution with it. Deduplication — matching listings by address, photos and description rather than treating every listing URL as a separate property — is why figures built this way differ from a raw portal count.
A price with no land size attached tells you nothing. Bali listings are conventionally quoted per are — 100 square metres — for land, so a 500 million rupiah plot at 3 are and a 500 million rupiah plot at 6 are are not comparable prices; they’re a 2x difference in price per are once you divide it out. Always convert to a per-are or per-square-metre figure before comparing two listings, and check whether the quoted size is the land, the building, or both.
A leasehold’s asking price isn’t comparable across listings unless you also know how many years remain, because a 25-year lease sold in its ninth year is really a 21-or-so-year asset priced as if it were new. Two villas at the same headline price with 25 years and 10 years remaining are not the same offer, and an asking price that omits the remaining term — stating only the original grant — is a listing worth questioning before doing any other comparison.
How long a property has been listed is itself a data point: a villa that has sat through a full high season unsold is telling you something about how the market has already priced it, whatever the sign says. The same applies to language like ‘starting from’, which usually flags a range of unit prices in a development rather than a single fixed figure, and to whether the same photos appear on other portals at a different number — that’s a live comparable, not a coincidence.
No. There is no public transaction register, so asking prices from live listings are the only broad current signal available.
There’s no reliable published figure for a typical discount, and it varies with how long a listing has sat and the season. Treat asking as the ceiling of a negotiation, not the price — see the negotiation guide for what actually creates leverage.
An are is 100 square metres, the standard unit for land prices in Indonesia. Dividing the asking price by the land size in are lets you compare plots of different sizes fairly.
Bali has no shared multiple-listing system, so owners routinely list the same property with several agents, and each may price it slightly differently or add their own commission to the ask.
Not always, and it should. A price with no stated remaining term isn’t comparable to anything — ask for the years left, not the years originally granted.
Divide the asking price by the years remaining to get a rough annual cost, rather than comparing the headline prices directly. It won’t be exact, but it’s a far fairer comparison than the raw number.
