About Baliestate

Baliestate is a search site for long-term rentals, homes and land for sale in Bali. It collects listings that agencies, owners and developers have already published, puts them in one place, and shows how each asking price compares with similar listings in the same area.

Who runs it

Baliestate is operated by Koza Lab (PT. KOZA LAB), CLN Building, Denpasar, Bali, Indonesia. It is a search and information service, not a real estate agency or broker, and it does not own or manage any of the properties shown.

Where the listings come from

Listings are published by Bali real estate agencies, property marketplaces, owners and developers. Baliestate collects them automatically and puts them into one format (area, bedrooms, size, price, tenure) so they can be searched and compared. Photos and descriptions are shown as the source published them, and remain the property of the original publisher.

What is and is not checked

Baliestate does not inspect properties and does not verify that a listing is accurate, still available or legally sound. Prices and availability can be out of date. The exact address comes from the agent, not from us. Confirm every detail with the agent, and have the paperwork checked, before you pay anything. How fresh the listings are

Each area page shows the date its listings were last refreshed from their sources. A listing can be let or sold before the next refresh, so treat anything on the site as “was available” until the agent confirms it.

How prices are compared

Price comparisons use the median asking price of similar listings in the same area, by bedroom count. They are asking prices, not transaction prices: Indonesia has no public register of sale or rental prices. See how to read an asking price.

What it costs, and who pays

Searching is free, and Baliestate never charges renters. When you request a viewing, we share your name and WhatsApp number with that listing’s agent, or with partner agencies in the area if the agent is not on Baliestate, so they can contact you. Baliestate is paid by agencies, through a commission when a deal closes or a monthly plan; see for agencies.
