How it's measured
Asking prices from the live listings of Baliestate's 5 partner agencies and developers (Bali Bound Realty, Best Deals Asia, Alam Dewata Estate, El Per Development, Bali Prime Developments), not transactions: Indonesia publishes no register of sale prices or rents.
A rent counts only when the listing states a monthly price; yearly-only, nightly and doubtful terms are left out. A sale counts when its price is not a placeholder; finished and off-plan homes are counted together, and a development priced from its cheapest unit is not counted. Land is not in these tables.
An area is the listings a partner files under it. Bedroom columns run 1 to 5, and 6+ means six or more; a studio counts in its area's figure but in no bedroom column.
The median is the middle asking price. The range on the area pages runs from the 20th to the 80th percentile: a fifth of listings ask less, a fifth more. A figure over fewer than 10 listings is not shown.
Dollar figures are approximate, at Rp 16,000 to the US dollar. Partner data as of 12 October 2026; recomputed every hour.
