How to read these numbers
Asking, not achieved. Every figure is what an agency asks on its live listing, not what a tenant signed for. What is actually paid is not in this data; a signed rent can sit below the asking rent, and how far depends on the season and how long the villa has been listed.
Furnished or not, as listed. The figures do not separate furnished from unfurnished villas, or those with a pool from those without: each counts at the rent its listing states. Most listings state a minimum stay of one month or none at all, so this is the asking rent of what is offered, not of long leases only. A rent counts only when the listing states a monthly price; nightly-only holiday lets and doubtful terms are left out.
Lease terms. A yearly rent is paid up front, in one payment, for a villa the agency lets only by the year. It is the yearly figure itself, never a monthly rent multiplied by twelve, and it is normally cheaper per month than the same villa by the month.
The 10% rule. Rent on land or a building in Indonesia carries a final tax of 10% of the gross rent (PP 34/2017). Some listings quote the rent before it, some after, and most do not say; the figures here are as listed. Ask whether a quote is before or after the 10% before you compare it with these.
Ten listings or nothing. No listing is removed as an outlier, and no figure is shown over fewer than 10 listings: a median over a handful of homes is noise presented as fact. Where a cell says "too few to say", the count tells you how thin that slice is.
Bedrooms run 1, 2, 3 and 4 or more; a studio counts in its area's all-sizes figure but in no bedroom column. An area is the listings a partner files under it. Dollars are at a fixed rate, rounded to two figures, as an "about"; rupiah is the price. Recomputed every hour from the partners' daily feeds; the date is the oldest of the feeds' last successful reads.
