What changes with the term

  • Price: a month is the most expensive way to rent the same villa; three or six months paid up front often sits between the monthly and the yearly price, so ask.
  • Bills: ask what the price covers — internet, cleaning, pool and garden, electricity. The monthly and the yearly price for the same villa can include different things, and a contract silent on an item should be read as excluding it.
  • Season: a monthly villa competes with nightly guests in June–August and December–January, when monthly prices are highest and availability lowest.
  • Deposit: one to three months is standard on a long lease. Whatever the term, get the amount and how and when it is returned in writing.
  • Registration: whoever houses you must report you to immigration through the APOA app, whatever the term; a landlord who asks for your passport page is following the law.

Renting month to month without getting caught out

The order that works is the one the first-90-days guide sets out: arrive on a short entry, rent a month or two in the area you think you want, then sign anything long once you know the street at 7 a.m. and on a Saturday night. A month is cheap insurance against a year in the wrong place.

Pay after a viewing, in person or on a live video call, against a written agreement and a receipt, into the owner’s or a company’s account. A deposit asked for before anyone has shown you the villa is the most common scam in the housing groups.
