Most renters use two or three of these at once. Listing sites are best for knowing the going rate; groups and signs find villas that never reach a website. On Baliestate, Berawa and Umalas are part of the Canggu pages, and the Canggu rent page shows its prices by neighbourhood.
| Where | What you find | Watch out for |
|---|---|---|
| Listing sites, including Baliestate | Many agencies' villas side by side, by area and by term | Prices quoted in different terms and currencies |
| Agency websites | Each agency's own villas, often with yearly terms | Stale listings; one agency's stock only |
| Community groups (Facebook, Telegram, WhatsApp) | Owners, agents and departing tenants | Many replies are adverts; deposits requested before a viewing |
| Driving the area | “Disewakan” (for rent) signs on the gate | No written terms until you call |

Berawa is the more built-up of the two: it sits inside Tibubeneng village on Canggu's southern edge, near Berawa Beach and Finns Beach Club, with cafes, coworking spaces and villa compounds close enough to walk between. Canggu Community School is there, on Jalan Subak Sari. The trade-off is traffic, construction and drainage: Berawa was among the areas hit hardest when flash floods struck the Canggu corridor on 9 and 15 September 2025.
Pererenan, one village west in Mengwi district, still has rice fields between its villas and is quieter, at the cost of driving to most things; it has no international school of its own. The Berawa, Pererenan and Umalas guide compares the three in more detail.
Between 20 September and 19 October 2026, Pererenan was named in 355 rental requests in the public housing groups Baliestate reads, with a median stated budget of IDR 20.3 million a month, while partner agencies listed 136 rentals there at a median asking rent of IDR 42.0 million. Canggu was named in 591 requests (median budget IDR 18.0 million) against 765 listings (IDR 44.0 million). Where requests outnumber listings, a good villa goes in days.
A budget near those request medians usually buys one bedroom fewer than expected, a house without a pool, or a yearly lease paid up front.
A month is the most expensive way to rent the same villa. On the 223 partner listings that quoted both a monthly and a yearly price on 29 October 2026, the yearly contract was a median 21% below twelve months at the monthly price. On that day a 2-bedroom asked a median IDR 295 million a year in Pererenan (31 listings) and IDR 290 million in Canggu (121), about IDR 24.6 million and IDR 24.2 million a month.
Never divide a yearly price by twelve and call it the monthly rent: compare monthly with monthly and yearly with yearly.
On listing sites that show many agencies' villas by area and term (Baliestate's /rent/pererenan/monthly and /rent/canggu/monthly pages), on agencies' own websites, and in the Facebook, Telegram and WhatsApp housing groups. On Baliestate, Berawa is part of Canggu.
