Median monthly rent by area

Each row is the median of the priced villa rentals our partner agencies had live in that area on 6 October 2026, with the number of listings it is drawn from. The interquartile range — the middle half of listings — is shown because a single median hides how much choice sits either side of it.

Areas with fewer than nine priced rentals are left out rather than given a number that two listings could swing. Sanur, Nusa Dua and Kuta each had five or fewer, so their figures below this table should be read as anecdotes, not medians.

Island-wide, by number of bedrooms

Bedroom count moves the rent more than location does. Across every area, each extra bedroom added roughly IDR 15 million a month to the median up to three bedrooms, then the step jumps: four-bedroom villas are a much smaller, more luxury-weighted pool.

Inside Canggu: Berawa costs more than Batu Bolong

Canggu is big enough to split. Of the Canggu rentals tagged with a neighbourhood, Berawa had a median of IDR 55 million a month across 83 listings, Umalas IDR 50 million across 25, and Batu Bolong IDR 44 million across 29. For a 2-bedroom specifically the gap narrows — IDR 45 million in Berawa (24 listings), IDR 44 million in Batu Bolong (13), IDR 42 million in Umalas (9) — so much of Berawa’s premium comes from it carrying more large family villas, not from every house costing more.

What the advertised figure leaves out

The rent is not the cost of the villa. Electricity is metered and billed separately in nearly every contract, and with air conditioning and a pool it is usually the largest running cost; water, pool and garden service are included in some contracts and not others. A deposit of one to three months is standard on top. The long-term rental contracts guide covers what to check in the lease itself.

The term matters as much as the number. Nearly every listing that states a minimum term accepts one month, and a monthly rate is the most expensive way to rent the same house. If you are staying a year, ask for the annual price paid up front before you compare two villas — the ranking can change.

Common questions

How much does it cost to rent a villa in Bali per month?

On 6 October 2026 the median asking rent across 554 priced partner listings was IDR 25.5 million for a 1-bedroom, IDR 40 million for a 2-bedroom and IDR 55 million for a 3-bedroom villa.

What is the cheapest area to rent a villa in Bali?

Of the areas with at least nine priced rentals, Tabanan had the lowest median at IDR 25 million a month (11 listings), followed by Mengwi at IDR 30 million. Seminyak had the cheapest 1-bedroom median, IDR 16 million, but from only seven listings.

How much is a 2-bedroom villa in Canggu per month?

The median asking rent was IDR 40 million a month across 141 Canggu 2-bedroom listings on 6 October 2026, with Berawa slightly higher at IDR 45 million.

Is it cheaper to rent a villa in Bali yearly or monthly?

Yearly, paid up front, is normally cheaper per month; industry sources put the monthly premium at 10–30%. Nearly every listing measured here that states a term accepts one month, so an annual deal on the same villa should come in below these medians.

Are electricity and water included in Bali villa rent?

Electricity almost never is — it is metered and billed separately. Water, pool and garden service vary by contract; if the contract is silent, assume they are extra.
