Why the structure comes first

The order most people take is: buy the villa, live in it, then decide to rent it while away. That sequence creates the problem, because the structure that was correct for a home is not the structure that is correct for a business, and changing it afterwards means unwinding a title arrangement rather than choosing one.

If there is any prospect that the property will earn, decide the structure before purchase. It is the cheapest moment to get it right and the only moment where every option is still open.

Common questions

Can I rent out a villa I hold on a leasehold?

Only if the lease permits subletting and you have a lawful structure for the income. Many leases are silent or prohibit it, and silence is not permission.

Is short-term letting treated differently?

Yes. Nightly letting is tourism accommodation and carries licensing obligations well beyond the tax question.
