What the numbers say

A starting price

This is the price of the project's least expensive unit, not of one particular home, so it is not compared with the market median. Ask us for the unit list and each unit's price.

Market figures come from the Baliestate index of listings from agents, owners and developers, compared by area and bedroom count. They are asking prices, not sale prices.

About this home

A private, gated cluster of six Moroccan-inspired pool villas on Bali's southern peninsula, ten to fifteen minutes from the island's most famous surf beaches, clifftop beach clubs and golf. The cluster pairs three single-storey two-bedroom villas with three two-storey three-bedroom villas, all behind a single secure entrance gate on a 5.5-metre sealed road, each with a private pool, sunken outdoor lounge, carport and landscaped garden in warm textured plaster and natural stone. Homes are delivered with mains water, a 5,500 VA power connection and a proper sewer line, and can be taken unit-only or as a fully furnished, tax-inclusive turnkey package with appliances included. The developer's two earlier phases beside this site sold out completely and are already built; this final phase is under construction now, with one villa already reserved and completion estimated between twelve and eighteen months away depending on villa type. Sold leasehold with terms of up to 80 years available direct from the landowner, typically structured by the notary as a 50-year base with a 30-year extension in line with Indonesian leasehold regulation. A refundable booking fee reserves a unit, followed by a 30% down payment and installments staged through construction. Unit-only pricing runs from IDR 2.5 billion for a two-bedroom villa to IDR 3.4 billion for a three-bedroom.
