What a finished villa asks per m²
These are completed villas only, so the figure is what an existing house is asking. The price covers the building and its share of land, which is why areas with large plots, such as Ubud, can ask a similar figure for a very different house.

What land asks, where it is priced at all
Land is the thin part of the data. Of 142 active land listings, only 39 carried a price and a size; the rest are “price on request”, which in Bali usually means the price depends on who is asking. The figures below are freehold plots, quoted per are, and each rests on very few listings — read them as a range, not a market price.

A worked comparison
Take a 150 m² two-to-three bedroom villa on 2 are in Canggu. At the median, the land is IDR 2.0 billion freehold; a mid-range build at IDR 10–12 million per m² adds IDR 1.5–1.8 billion, before pool, landscaping, design, permits and furniture. That lands around IDR 3.5–4 billion against roughly IDR 4.9 billion for 150 m² of finished villa at Canggu’s IDR 32.9 million per m² median.
The apparent saving disappears quickly. A foreigner cannot hold that freehold land personally: it means a PT PMA holding Hak Guna Bangunan, or leasing the land instead, and leased land is priced per are per year — only three of the priced plots were leasehold. Add a PBG building permit and SLF, a supervising engineer, the months of construction before you have a house at all, and the overruns the renovation guide warns about, and the margin depends almost entirely on how well the build is managed.
When building makes sense
Building tends to pay off only when several of these hold at once:
- You have the time to supervise, or a trusted independent supervisor who is not the builder.
- The plot’s zoning allows the use you want — check before buying land, not after.
- You want something the resale market does not offer, such as a large garden or a specific layout.
- The lease or title on the land comfortably outlives the payback of the build cost.

Is it cheaper to build or buy a villa in Bali?
On paper, building can be cheaper: Canggu land at a median IDR 1.0 billion per are plus IDR 6–20 million per m² to build, against a median IDR 32.9 million per m² for finished Canggu villas. In practice permits, supervision, delay and holding the land lawfully as a foreigner close much of that gap.
How much does it cost to build a villa in Bali per square metre?
Reported all-in construction costs run from about IDR 6 million per m² for a basic finish to IDR 15–20 million or more for a premium one, excluding land, pool, landscaping and furnishing.
How much is land per are in Canggu?

Can a foreigner buy land in Bali to build a villa?
Not as freehold in their own name. The lawful routes are leasing the land, holding it through a PT PMA under Hak Guna Bangunan, or Hak Pakai for a residence. Anything else is a nominee arrangement.
