Access and road width: the cheapest check that saves the most
A plot with no legal right of way is a plot you cannot build on, however good the price.

Tolerated is not granted
Many Bali plots are reached across someone else's land. That arrangement works until the neighbour sells, dies, or falls out with you. A right of way recorded in the certificate survives all three; an informal understanding survives none of them.
