Flood Risk in Canggu: What to Check Before You Buy

Canggu has flooded twice in the past year alone — what to check on a specific plot, since no official flood-risk map exists yet.

What actually happened

Bali was hit by severe flash floods on 9–10 September 2025, following days of extreme rainfall; the death toll across the island reached at least 18, with Canggu and Berawa among the areas worst affected. A second, separate flooding event on 15 September 2025 again made main Canggu roads impassable — Jalan Canggu Padang Linjong, Jalan Pantai Batu Bolong and the Canggu–Tibubeneng shortcut among them. In early 2026, heavy rain again overwhelmed drainage further south, in Kuta and along the Ngurah Rai Bypass, causing hours of traffic paralysis rather than the structural damage seen in September.

Why this isn't just weather

Authorities, environmental groups and residents have pointed to overdevelopment and blocked drainage, not rainfall alone, as what turned heavy rain into a disaster. Rice fields that once absorbed and slowed water have been paved for villas and roads faster than the drainage network has been upgraded, and rivers and drains clogged with waste made the flooding worse once it started. That matters for due diligence: a plot's risk is not fixed by its own elevation, because what gets built uphill of it next year can change how water reaches it.

What to check, since there is no map

No government body publishes a street-level flood-risk map for Canggu. That gap is real, and any site or agent claiming to rank streets by flood risk is going beyond what the public data supports. None of the checks below are exotic — they are the same category of question as verifying legal access or zoning, just newer to most buyers' checklists, because before September 2025 flooding was not something Canggu buyers routinely asked about. Get the answer in writing, or get it from someone with no reason to reassure you.

  • Site elevation relative to the nearest river, ditch or rice-field boundary — ask for a survey, not an estimate.
  • Whether the plot or access road flooded in September 2025 — ask neighbours who were there, not the seller.
  • The condition and capacity of the drainage on the access road itself, which is often the actual failure point, not the plot.
  • Whether a drainage easement crosses the land, and whether it is maintained or blocked.
  • The building's finished floor level relative to the road — a villa built with the ground floor at road level has no margin at all.

What this means for insurance and resale

Flood exposure affects more than the wet season. It affects what a villa insurance policy will actually cover and at what premium, and it affects resale to the next buyer, who will ask the same questions you are asking now — increasingly so, since September 2025 made this a known risk rather than a rumour. A villa with a clean, documented drainage history is a genuinely different asset from an otherwise identical one that flooded twice. This is not unique to Canggu — the early-2026 flooding around South Kuta and the Ngurah Rai Bypass shows the same drainage-versus-development dynamic in a different low-lying area, which is worth remembering before assuming an alternative location is automatically safer.

Common questions

Is Canggu flooding a problem for property buyers?

Yes — flash floods hit Canggu and Berawa on 9–10 September 2025 and again on 15 September 2025, and short, extreme rain bursts are expected to keep causing flash flooding through the rainy season. It is a real, recurring risk to check, not a one-off event.

Is there an official flood-risk map for Canggu?

No. No government hydrology map or official risk rating exists at street level. Due diligence has to rely on elevation checks, drainage inspection and asking neighbours, not a published score.

What caused the September 2025 Bali floods?

Extreme rainfall combined with overdevelopment and blocked drainage — rice fields that once absorbed water have been paved faster than drains were upgraded, and waste-clogged rivers and drains made the flooding worse once it started.

Which Canggu roads flooded in 2025?

Jalan Canggu Padang Linjong, Jalan Pantai Batu Bolong and the Canggu–Tibubeneng shortcut were reported impassable during the 15 September 2025 flooding.

Does flood risk affect villa insurance in Bali?

It affects what cover is available and at what premium. A documented flood history, or the lack of one, is worth having before you apply, not after a claim.

Should I avoid buying in Canggu because of flooding?

Not necessarily. Flooding is concentrated on specific low-lying streets and drainage lines, not the area uniformly. Check the specific plot's elevation and history rather than ruling out, or trusting, the whole district.

Based on documented flood events and general due-diligence practice, not an official risk assessment. No government flood-risk map exists for Canggu at the time of writing.
