Why qualify before the first call

Most Bali enquiries arrive on WhatsApp, at any hour and in many languages, and most are incomplete: a listing link and ‘still available?’. An agent who replies to each one by hand spends the day on the same five questions. Qualification is those questions asked once, consistently, and the answers written down where the agent will read them.

The point is not to replace the agent. It is to hand the agent a client whose budget, dates and constraints are known, with the homes they have already seen.

What it asks a buyer

Buying in Bali turns on questions a renter never faces, so the buyer’s list is longer and is spread over the conversation rather than asked as a form.

  • Purpose: to live in, to rent out or as an investment — it decides whether a leasehold, Hak Pakai or a PT PMA fits.
  • Budget, and the currency it is in.
  • Timeline: when they plan to buy.
  • Tenure: freehold or leasehold, and for leasehold the minimum years left.
  • Payment: cash or financing.
  • Nationality, and whether they would buy in their own name, through a company, or do not know yet.
  • Name and a WhatsApp number, if missing.

What it asks a renter

Rentals move fast, so the renter’s list is short: move-in date, how many months, bedrooms, budget and a time for a viewing. In the month to 19 October 2026, only 980 of 1,685 rental requests in Bali’s housing groups gave a move-in date and 1,084 a budget, which is why these are asked first.

Matching and the handoff

Homes are matched on area, bedrooms and budget, from the listings of Baliestate’s partner agencies. The client sees up to three, with photo links, and can ask for more photos or a different area.

When the client wants a viewing or a call, the request goes to the agency that listed the home with the brief: who they are, what they want, the budget, dates and the homes they asked about. On the Gold plan an agency works its leads in an inbox, a pipeline and a calendar.

What it will not do

It does not advise on how a foreigner should hold property beyond naming the lawful routes, and it does not discuss nominee arrangements, which Indonesian law voids. It does not invent availability: it shows what is listed today. If the AI model is unavailable, the client is told that a person will reply, and the team is alerted with their message.

Common questions

What questions should a Bali real estate agent ask a buyer?

Purpose (live in, rent out or invest), budget, timeline, freehold or leasehold and minimum lease years, cash or financing, and nationality with the intended ownership route (own name, Hak Pakai with a KITAS, or a PT PMA). These decide which homes and which title are even possible.

Can AI answer WhatsApp enquiries for a Bali agency?

Yes, for the first part of the conversation: answering questions about a listing, collecting the client’s budget, dates and constraints, showing homes that fit and booking a viewing. An agent takes over from there with the answers already collected.

Who receives the leads Baliestate’s assistant qualifies?

The agency that listed the home the client asked about. When that agency has no Baliestate account, Baliestate’s own team contacts the client.
