Budgets against what villas ask
On 6 October 2026 the villas listed by Baliestate’s partner agencies asked a median IDR 25.5 million a month for a 1-bedroom, IDR 40 million for a 2-bedroom and IDR 55 million for a 3-bedroom, mostly on monthly terms. Russian-language requests named less than that at every size, though more than the requests in other languages did.
The gap closes in the usual ways: pay for a year up front, which industry reporting puts at 10–30% less per month than monthly terms; drop the private pool; or look one area inland. The guide comparing budgets with asking rents sets out each.
Visa and length of stay
Russian citizens are on Indonesia’s e-VOA list: 30 days for IDR 500,000, extendable once. For up to 180 days, a C1 visit visa; for a year, a KITAS such as the E33G remote-worker permit. Fees are the immigration directorate’s as the long-stay visa guide checked them on 7 October 2026; confirm them on evisa.imigrasi.go.id before you travel.
Of the Russian-language requests that stated a length of stay in weeks, months or years, 144 wanted one month, 96 two to three months, 53 four to six months and 147 a year or ‘long-term’. A one-month rent costs more per month than a year, but it lets you see an area before committing to it.
Paying rent in rupiah
Bank Indonesia Regulation 17/3/PBI/2015 requires transactions in Indonesia to be settled in rupiah, so the contract should state a rupiah rent. Visa and Mastercard cards issued by Russian banks have generally not worked for payments outside Russia since 2022, so arrange how the rent will reach the landlord before you sign, and ask the landlord or agency which methods they accept.
Whatever the method, pay against a written contract and a receipt, into the owner’s or the agency’s account, and keep the record. A deposit asked for before a viewing, or to a third person’s account, is the pattern behind most rental scams in the groups.
