Sanur vs Nusa Dua: the Quiet South Compared

Sanur is a residential town with schools and a new hospital zone; Nusa Dua a resort enclave whose for-sale market is mostly off-plan 1-bedrooms.

Two different places

Sanur, on the east coast in Denpasar city, is calm by geography: a reef offshore keeps the water flat and shallow, and the town has an older, residential population and a long beachfront path. In June 2025 the President inaugurated the Sanur special economic zone, Indonesia’s first built around health tourism, anchored by Bali International Hospital; for retirees and families, a modern hospital nearby is a practical reason to choose Sanur rather than a marketing one.

Nusa Dua, on the southern Bukit, was built as a planned resort: around 350 hectares managed by ITDC, with more than twenty large hotels behind security gates. It is clean, quiet and well serviced, but it is a hotel district. Residential villas sit outside the enclave, in villages such as Sawangan, Kutuh and Tanjung Benoa, and feel quite different from the resort itself.

What is for sale

The two for-sale markets in the partner listings barely overlap. Sanur’s is mostly 2- and 3-bedroom villas; Nusa Dua’s is mostly new 1-bedroom units in projects. Sanur is also the one area where off-plan listings asked less per m² than completed villas, which, in a sample of 20, may reflect a few projects rather than a trend.

Who each suits

In practice:

  • Sanur: families with children at Sanur’s international schools, retirees who value a hospital close by, anyone who wants a town rather than a resort.
  • Nusa Dua: buyers who want a small, managed holiday unit near the resort beaches, or a quiet base on the Bukit without Uluwatu’s cliff roads.
  • Both: people who find Canggu too busy. Neither has much nightlife, which is the point.
