A Bali-only portal: Baliestate

Baliestate is built for one island and for foreign renters and buyers, and takes an agency’s listings without a feed. An agency signs up with Google or an email, adds its website, and every villa, project and rental on it is read each day: new listings appear, price changes follow and withdrawn villas come down. Listings are named with the agency, unlimited on Gold, and each one shows how its price compares with the median of similar listings in the same area and size band. Off-plan projects and land plots have their own pages by area, apart from completed homes.

It lists only what its partner agencies and developers publish on their own websites, and its market figures come only from those listings, refreshed daily. Silver (USD 100 a month plus commission) lists with pricing against comparable homes and the enquiries about each listing sent to the agency. Gold (USD 500 a month plus commission) adds the agency’s side: unlimited contacts from buyers and renters in housing groups, each request matched to the agency’s own inventory, a 24/7 AI agent that replies with matching villas and a viewing slot, and a view of how each listing shows on Google and in AI search.

National portals: Rumah123, 99.co and Lamudi

Rumah123 and Lamudi cover all of Indonesia, and their agent pages are written in Indonesian: they are built for the national market, of which Bali is one province. Rumah123’s three agent packages on 22 October 2026 included a listing quota, credits, a leads management platform, a personal website and cross-posting to 99.co; the larger packages added Featured and Premier boosters. Lamudi’s FAQ describes a package called POL (Paket OLX Lamudi) that places an ad on Lamudi and OLX together, a 45-day ad duration and one credit used each time an ad is reposted.

For a Bali agency selling to Indonesian buyers, or renting houses to Indonesian families, these portals reach people the Bali-only sites do not. For villas aimed at foreign renters and buyers, the listing has to be entered and kept current by hand, and the cost rises with the number of listings.

Agency sites and community groups

Bali Home Immo describes itself as a licensed real estate agency based in Canggu, a member of AREBI, with offices in Berawa, Uluwatu and Ubud, and its homepage showed more than 3,500 listings. Its own page says only owners or their representatives can list there, and that a listing agreement follows an inspection and a document check. For another agency it is a co-listing partner or a competitor, not a channel to buy.

Facebook, Telegram and WhatsApp housing groups cost nothing and are where most of the demand starts: in the month to 19 October 2026 Baliestate read 1,685 rental requests posted in them, 1,138 on Facebook alone. But a listing posted there is buried within hours, many groups limit agents to replying by message, and nothing in them is searchable by budget or bedrooms. Replying to a renter’s stated request works far better than posting an advert; the lead generation guide covers how.

How to choose

  • Foreign renters and buyers in Bali: list on a Bali-only portal first. Baliestate lists from USD 100 a month plus commission, with no limit on listings.
  • Indonesian buyers, or houses outside the villa areas: add a national portal, and budget for it per listing.
  • Off-plan projects and land: choose a portal that shows them on their own pages, so a project is not compared with finished villas unannounced.
  • Rentals: state a monthly price and the minimum term on every listing. On 6 October 2026, only 36% of the villa rentals Baliestate’s partners listed carried a usable monthly price, and a listing without one cannot be matched to a renter’s budget.
  • Keep your own website as the one place every price is right. Sites that read it daily stay correct; copies typed into a portal by hand go stale.

List on Baliestate

Sign up on the partners page with Google or your email and add your website. Your listings appear without a feed or exports, with no limit. Silver (USD 100 a month) and Gold are paid by card in Settings → Billing. Enterprise starts with a WhatsApp message. Baliestate does not promise a number of leads, viewings or deals.
