| 2 | 537 | IDR 19.8m |

What this means for an agency’s listings
The requests that go unanswered are mostly mid-budget 1- and 2-bedrooms on monthly terms in Pererenan, Seseh and Canggu. An agency with stock there should list it with a monthly price, the minimum term and the move-in date, because those are the fields a request is matched on.
The budget gap is also a pricing signal. A 2-bedroom priced at the area median waits for the minority of renters who budget that high; one priced near IDR 25–30 million on a longer term meets far more requests. The pricing guide for agents shows how to set an asking rent from comparables.
How Baliestate uses these requests
Each request is turned into a brief and matched against partner agencies’ own listings. Agencies on the Gold plan and above see the briefs and unlock their contacts; the listing and lead qualification guides describe the plans and the questions.
