Who Comes to Bali? 2025 Arrivals by Country, and What It Means for Agencies

Bali received 6,948,754 direct foreign arrivals in 2025 (BPS), led by Australia, India and China — what that does and does not tell an agency about its buyers and marketing languages.

What arrivals tell an agency, and what they do not

A tourist count measures trips, not people, and certainly not purchases. A family from Perth on its fifth holiday counts five times; an investor who buys from abroad without visiting counts zero. Short-stay markets such as Singapore and Malaysia send many visitors who are unlikely to rent long-term, while remote workers and retirees — the core of the rental market — are a small share of any arrival total.

Agency estimates of buyer nationality circulate widely (for example, that Australians make up about a third of villa buyers), but none we found cites a dataset. Russian- and Ukrainian-speaking demand is visibly served by many Bali agencies and developers, but Russia is not in the 2025 top ten for arrivals and we found no sourced 2025–26 figure for its share of buyers. Your own enquiry log, by language and nationality, is better evidence than any of these.

Practical reading for marketing

This is advice drawn from the arrival figures, not from buyer data.

  • English first. Australia, the UK and the US alone were about a third of arrivals, and English is the working language of most other foreign visitors too.
  • India and China are large and under-served. Together they sent over 1.1 million visitors in 2025, yet very little Bali property content is written for their questions — financing from abroad, transferring money, or what a leasehold means.
  • Korea and Japan are sizeable and distinct. Each sent over 200,000 visitors; materials in their languages are rare among Bali agencies.
  • Do not translate the law loosely. Whatever the language, the rules on foreign ownership are the same, and a translated listing that implies freehold is still wrong.
  • Test, then invest. Before translating a website, run listings or adverts in a language for a month and count the enquiries they bring.

There is no public, sourced dataset of Bali property buyers by nationality. Arrival figures show Australians are the largest visitor group by far; agency estimates of buyer shares are not traceable to data.

What languages should a Bali real estate agency market in?

English first. The arrival figures make India, China and South Korea the largest under-served visitor markets; test demand with listings or adverts in a language before translating a whole site.
