What the numbers say about rental demand
Two things stand out for anyone buying a villa to let. Arrivals are flat: the first seven months of 2026 were 1.98% below 2025, and the August peak was lower than July’s. And the gap between hotel classes is wide — star hotels ran at roughly two-thirds full in high season, non-star accommodation at well under half.
A private villa let on Airbnb is closer in kind to the non-star category than to a five-star resort, which is why a projection that assumes 80% occupancy year-round deserves a hard question. BPS’s survey covers registered accommodation, so it cannot tell you how an individual villa performs — but it is the only independent baseline, and it is a sober one.
What the numbers do not cover
BPS counts direct foreign arrivals — mostly through Ngurah Rai airport — and occupancy in the hotels in its survey. It does not measure villa occupancy, nightly rates or long-term rentals, and no official source does. The villa occupancy and yield ranges in the yield guide are agency-reported; this page is the official context they should be read against.
- August is normally Bali’s peak month; a single month says little about a whole year.
- Arrivals count visits, not people: one person entering twice counts twice.
- Domestic tourists, a large share of Bali’s visitors, are counted separately.
