What does Google need from a listing page?
Each of these comes from Google Search Central’s documentation, linked below. None is specific to property, which is the point: listing pages fail on the basics far more often than on anything clever.
- Its own URL. A villa that exists only inside a slider, a PDF or a WhatsApp catalogue cannot rank.
- Crawlable and indexed: not blocked in robots.txt, not marked noindex, and linked from the agency’s other pages.
- Listed in a sitemap, so Google finds new listings without waiting to discover them.
- The facts in text, not in images: price with currency and term, area, bedrooms, building and land size, tenure and lease years, available-from date.
- Structured data that matches what the page shows. Google uses it to understand the page; it does not guarantee a rich result.
- Photos that are sharp, fast to load, with short descriptive file names and alt text that says what the photo shows (‘pool and garden, 2-bedroom villa, Pererenan’).
Is SEO for AI search different?
Google says not. Its guidance on AI features states there are no additional requirements to appear in AI Overviews or AI Mode and no special files or markup to add; a page has to be indexed and eligible to appear in Search with a snippet, and even then nothing is guaranteed. Other AI assistants publish less about how they choose sources; a page that states its facts plainly in text is easier for any of them to quote.
What helps in practice is what helps a human: a page that answers the question in its first lines, with dated, specific numbers. ‘2-bedroom villa, Pererenan, IDR 35 million a month, minimum 6 months, available 1 December’ can be quoted; ‘stunning tropical oasis’ cannot.
How do you measure it?
Google Search Console is free and is the source of truth for Google. Its Performance report shows clicks, impressions, click-through rate and average position, the average of the topmost position your page took in results, per page and per search query.
- Pages with no impressions: Google did not show them. Check they are indexed, in the sitemap and linked.
- Pages with impressions but few clicks: the title and description do not match what people searched. Put the area, bedrooms and price in the title.
- Queries you rank for at positions 8 to 20: a page that nearly ranks, where better text or a link from a related page can move it.
What should an agency fix first?
- Listings without a price or with an unclear term. They cannot be filtered by budget on any portal and give a searcher nothing to click on.
- Duplicate pages for the same villa on your own site. Keep one page per villa and redirect the others.
- Titles that name the agency but not the villa. ‘Villa for rent | Agency name’ loses to ‘2-bedroom villa for rent in Pererenan, IDR 35m a month’.
- Sold or let villas still live without a status. Mark them, or take them down and redirect.
- Links: link each listing from its area page on your own site, and ask the portals and directories that list you to link back.
How Baliestate helps an agency get found
Every listing Baliestate reads from an agency’s website gets its own page on baliestate.co, listed by Baliestate, with structured data for the listing and, for the main listing pages, a place in the sitemap Google reads. On every plan, the agency can add a ‘Listed on Baliestate’ badge to its own website, a followed link back to Baliestate.
On the Gold plan, the Visibility tab lists each of the agency’s listings with its Google clicks, impressions and average position over the latest 28-day window from Search Console, whether the page is in the sitemap and whether it carries structured data. A listing Google did not show is reported as not shown, never as zeros that were not measured. Enterprise adds SEO and GEO work on the agency’s own website. Baliestate does not promise rankings or traffic.
Common questions
How do I get my villa listings on Google?
Give each villa its own crawlable page, list it in a sitemap, write the price, term, area, bedrooms and tenure in the page text, add matching structured data and descriptive photo alt text, then check its impressions in Google Search Console.
How do I get my property listings into ChatGPT or Google’s AI answers?
Google says AI Overviews and AI Mode need nothing beyond normal Search eligibility: an indexed page that can appear with a snippet. Pages that state facts plainly, with prices and dates, are the easiest for any AI assistant to quote; none can be guaranteed.
Does structured data make a listing rank higher?
Google says structured data helps it understand a page and can make it eligible for richer results, but it guarantees neither. It must match what the page shows.
What is the Listed on Baliestate badge?
A small badge any partner agency can put on its own website, on every plan, linking back to Baliestate.
