What a Bali Villa Listing Needs to Get Enquiries: Price, Term, Availability and Photos

Which fields does a renter’s search use?
Searches on Bali portals, alerts and AI assistants all reduce to a few fields. Each one missing removes the listing from some searches entirely.
| Field | Used for | What happens without it |
|---|---|---|
| Area | Every search and alert | Not found by area; often shown island-wide only |
| Bedrooms | The bedroom filter and comparisons | Drops out of bedroom searches; no price comparison |
| Price, with currency and term | Budget filters, alerts, comparisons | Drops out of any search with a price limit |
| Minimum term | Monthly vs yearly searches | Renters cannot tell whether it fits their stay |
| Available from | Move-in date | Renters with a date have to ask |
| Building and land size | Price per m² and comparisons | Cannot be compared on value |
| Tenure and lease years (sales) | Leasehold and freehold filters | Buyers cannot compare like with like |
| Pool, furnished, view | Feature filters | Missing from those collections |
Why is the price the field that matters most?
Because every budget search drops listings without one. On Baliestate, a renter who sets a maximum rent sees only villas whose price is known and within it; a saved-search alert with a price limit skips listings with no price; and the shortlist an agent sends a matched client takes only priced listings. ‘Price on request’ is honest when the owner has not set one, but it is invisible to the searches that bring enquiries.
For rentals, state the term with the price. ‘IDR 30 million’ can be read per night, per month or per year. Write ‘IDR 30 million a month, minimum 6 months; IDR 320 million a year paid up front’, and the listing appears in monthly and yearly searches alike.
What else should a listing state?
- The date it is available from, or the date the current lease ends. Most renters ask about a move-in date before anything else.
- What the rent includes: furniture, pool and garden maintenance, cleaning, internet, and whether electricity is paid on top.
- For sales: tenure, years left on a leasehold and what the extension clause says, the building permit status, and whether the price includes VAT for a new build.
- For off-plan: the expected completion date and the payment schedule.
- The listing’s date or last update, so a buyer can tell a current price from a stale copy.
What makes photos work?
- The villa as it is now. Photos from before a renovation, or of a sister unit in the same complex, cost the agency the viewing when the client notices.
- Every room, including bathrooms and the kitchen, in daylight.
- The pool, the garden and the approach: the lane and the gate. Access is what renters ask about after price.
- The view as it is, including what is being built next door.
- Sharp, fast-loading images with descriptive file names. Search engines read the photo’s alt text and file name; ‘IMG_2041.jpg’ tells them nothing.
How Baliestate reads and shows a listing
Baliestate reads each partner agency’s listings from its own website daily, so a field the agency fills in there appears on baliestate.co without a feed: the price and its term, bedrooms, sizes, tenure and lease years. A listing that states a price and bedrooms is shown against similar homes in the same area with the same bedroom count; one that leaves out either gets no comparison.
Visitors can save a search on any area page and get new matches by Telegram or a daily email; a listing joins those alerts only if it fits the saved area, bedrooms and price limit. Lead matching on the Gold plan works the same way: a priced listing in the requested area and size can be offered to the renter who asked.
Common questions
What should a villa rental listing include?
The area, bedrooms, a monthly price with its minimum term and a yearly price if offered, the date it is available from, what the rent includes, the building and land size, and current photos of every room, the pool and the approach.
Should a Bali listing say ‘price on request’?
Only if the owner has truly not set a price. A listing without a price drops out of every search and alert with a budget limit, so it gets far fewer enquiries.
How many Bali rental listings state a monthly price?
Of 1,533 villa rentals in Baliestate’s partner listings on 6 October 2026, 554 (36%) carried a usable monthly price, and 184 stated a minimum term.
