What renting costs in Australian dollars

These are the medians of the priced villa rentals of Baliestate’s partner agencies on 6 October 2026, converted at Bank Indonesia’s 7 October 2026 midpoint of IDR 12,496 per Australian dollar, the same figures the currency guide publishes. The rupiah figure is the real one; the AUD amount moves with the exchange rate.

Electricity is billed on top in nearly every contract, and with air conditioning and a pool it is usually the largest running cost. A deposit of one to three months’ rent is standard.

Which visa for how long

The permits are the same for every nationality; these are the immigration directorate’s figures as the long-stay visa guide checked them on 7 October 2026. Check them again before you apply, because they change.

  • A 12-month lease paid up front on a visa that ends in two months depends on extensions you are not guaranteed. Rent a month or two first, then sign the year once the KITAS application is under way.
  • Every visitor without a KITAS or KITAP also pays Bali’s tourist levy, IDR 150,000 per trip, through the Love Bali portal.

Tax at home: leaving Bali out of it does not work

The ATO decides Australian tax residency by its own tests, and living overseas for part of a year does not settle the question on its own. While you remain an Australian resident for tax, you declare income from anywhere in the world and can claim a foreign income tax offset for tax paid abroad on the same income.

Indonesia has its own test: more than 183 days in a rolling 12 months, or a residence permit valid for more than 183 days, which several tax advisers read as enough on its own from the day a KITAS is issued. Being resident in both countries at once is possible until the 1992 tax treaty’s tie-breaker resolves it, so take advice in both countries before a long move.

Where Australians rent

Renters in Bali’s housing groups named Canggu most often (820 of 2,322 rental requests between 28 August and 25 October 2026), then Pererenan (437), Seseh (393), Uluwatu (353) and Ubud (341). For surf, the Bukit and the Canggu coast are the usual choices; for families, the areas near the international schools; for quiet, Sanur and Ubud. The area guides compare them.

Bali is on Western Australian time (UTC+8), so a Perth employer keeps the same working day, and the east coast is two hours ahead, three in daylight saving.

Before you pay anything

  • Ask for the monthly price on your term and the yearly price paid up front, in rupiah, for the same villa.
  • See the villa in person or on a live video call, and ask who owns it and who may let it.
  • Get a written contract that states what is included: electricity, water, internet, pool and garden, the banjar fee.
  • Pay against a receipt into the owner’s or a company’s account, never a deposit before a viewing.
  • Photograph the villa’s condition on the day you move in.

Common questions

How much does it cost to rent a villa in Bali in Australian dollars?

At IDR 12,496 to the Australian dollar on 7 October 2026, the median villa rent listed by Baliestate’s partner agencies was about AUD 2,040 a month for a 1-bedroom, AUD 3,200 for a 2-bedroom and AUD 4,400 for a 3-bedroom, before electricity.

Can an Australian live in Bali for a year?

Yes, on a KITAS such as the E33G remote-worker permit or the E33F retirement permit, or on a five-year Second Home visa (the E33E version is for people aged 55 and over). Visit visas reach 180 days at most and do not allow work.

Do I still pay Australian tax if I move to Bali?

Possibly. The ATO applies its own residency tests, and Australian tax residents declare worldwide income with a foreign income tax offset for tax paid abroad. Take advice before the move, since Indonesia may treat you as resident too.

Can I pay my Bali rent in Australian dollars?

The contract should be in rupiah: Bank Indonesia Regulation 17/3/PBI/2015 requires transactions in Indonesia to be settled in rupiah, even where a price is advertised in another currency.
