What Nuanu is
Nuanu describes itself as a creative city: 44 hectares on the coast of Tabanan regency at Nyanyi, in Beraban village, Kediri district, and its listings describe a park, schools, a beach club, restaurants and event spaces. Its chief executive, Lev Kroll, told The Jakarta Post in April 2025 that long-term living there is mainly villas and townhouses rather than apartments. Indonesia's Creative Economy Ministry has called it a model for creative hubs.

Before you reserve
- Freehold for foreigners: a foreigner cannot hold Hak Milik land in their own name. A villa marketed as freehold is held as Hak Pakai with a KITAS or KITAP, in Bali only above a minimum price, or through a PT PMA. Ask which, in writing.
- Short leases: some units carry 15 years. Divide the price by the lease years and compare it with a yearly rent; the rent or buy guide shows how.
- Projected returns: hotel and resort units quote developer-projected yields. A projection is not a guarantee; ask who operates the units and what the management agreement says.
- Who you pay: ask which company signs, whether it holds or leases the land by a deed you have seen, and whether the PBG building permit is issued.

Can foreigners buy freehold in Nuanu?
Not as Hak Milik in their own name; no foreigner can. Three Nuanu villa projects are described as freehold, which a foreigner holds as Hak Pakai with a KITAS or KITAP, or through a PT PMA. Most Nuanu projects are leaseholds of 25.5 to 35 years with an extension.

On the coast of Tabanan regency at Nyanyi, Beraban village, Kediri district, west of Canggu and Pererenan and a few kilometres east of Kedungu. It covers 44 hectares.
