Most projects are sold first by the developer itself, on its own website and social accounts, and then through agencies that take a commission on each unit. Portals gather listings from many agencies, so the same project can appear several times with different prices or descriptions; the listing syndication guide explains why.
Baliestate's developments page lists every new villa and apartment development that its partner agencies and developers publish, grouped by area, with the price from, the number of units and the completion each developer states, and a page per project. The off-plan section shows the individual off-plan units for sale in each area. Both read the partner listings when the page is opened, so a project that sells out or is withdrawn leaves them.
| Where | What you find | What to watch for |
|---|---|---|
| The developer's website | The full project: plans, unit list, payment schedule | Prices against its own future list; no comparison with the market |
| An agency | Several developers' projects, a viewing, help with the paperwork | Paid by the developer; ask which entity it represents |
| A portal (Baliestate's developments page and others) | Many projects side by side, by area | The same project listed more than once; check the developer named on each |

On 6 October 2026, off-plan villas in Baliestate's partner listings asked a median IDR 47.0 million per square metre of building (436 listings with a size) and completed villas IDR 30.4 million (458), about 55% more for a house that is not built yet.
The gap held inside the same area: in Uluwatu IDR 46.5 million against IDR 29.7 million per m² for leasehold, in Canggu IDR 54.1 million against IDR 32.7 million. Sanur was the one area where off-plan asked less. At the same size the gap is in the headline price too: a 2-bedroom off-plan leasehold asked a median IDR 4.40 billion for 111 m², a completed one IDR 3.54 billion for 122 m².
So divide a project's price by its building area and set it against completed villas in the same area. The off-plan versus completed guide has the full table.
| Check | Why | Where it is explained |
|---|---|---|
| The company that signs, its owners and its NIB | A project is only as good as the entity you pay | How to check a Bali developer |
| The land: held by the developer, or leased to it by a deed you have seen | Units sold on land still under negotiation are the commonest way Bali projects fail | How to check a Bali developer |
| The PBG building permit for this design | Under PP 12/2021 no binding PPJB before the PBG is issued | Buying off-plan safely |
| A schedule paid against construction stages | No more than 80% of the price before the PPJB conditions are met | Off-plan payment schedules |
| The lease length and when it starts | Off-plan leases had a median 28 years against 25 for completed villas on 6 October 2026; a lease that starts at signing spends the build | Off-plan handover |
| A finished project you can visit | A showroom shows the design, a finished villa shows the builder | How to check a Bali developer |
Buyers compare projects side by side, so a project page that states the price per m², the land title, the PBG, the lease length and its start, and a payment schedule tied to construction stages answers the questions above before they are asked. Developers and agencies can list every unit of a project on Baliestate; the partners page explains how.
On developers' own websites, through the agencies that sell their units, and on portals. Baliestate's developments page lists every project its partner agencies and developers publish, by area, with the price from, units and the stated completion.
Not per square metre in Baliestate's partner listings: on 6 October 2026 off-plan villas asked a median IDR 47.0 million per m² of building against IDR 30.4 million for completed villas. Sanur was the one area where off-plan asked less.
The company and its owners, that the land is held or leased to the developer by a deed you have seen, that the PBG is issued, a payment schedule tied to construction stages, and when the lease starts. Under PP 12/2021 a developer may not collect more than 80% of the price before the conditions for a binding PPJB are met.
