Villas or apartments

Seminyak is the older resort town, built out between Petitenget and Batu Belig on a walkable grid of restaurants, shops and beach clubs. Plots are small — completed villas there stand on a median 150 m² of land against 200 m² in Canggu — so much of the rental stock is compact villas, units in villa complexes and apartments rather than large family houses.

An apartment or a unit in a complex usually folds pool and garden care into a service charge and more often includes water; a standalone villa more often includes pool and garden service but not electricity. Ask what is included before comparing the two.

Demand against supply

In the month to 19 October 2026, 117 rental requests in the housing groups Baliestate reads named Seminyak, against 196 partner rentals listed there. Over 28 August–25 October 2026, Seminyak was named in 158 requests, against 820 for Canggu and 437 for Pererenan.

The requests naming Seminyak stated a median budget of about IDR 15 million a month (month to 19 October), against an asking median of IDR 40 million. At that budget, the usual answers are a studio or 1-bedroom, a unit in a complex, or Kerobokan and Umalas just inland.

Monthly or yearly

Seminyak competes with holiday letting more than most areas, so its owners price many villas by the night in high season and are pickier about long-term tenants in June–August and December–January. The quieter months, roughly February to May and September to November, are the time to negotiate a long lease.

A year paid up front is normally cheaper per month, by 10–30% in industry reporting. Never divide a yearly price by twelve and compare it with another villa’s monthly price.

Common questions

How much is it to rent a villa in Seminyak?

On 6 October 2026 the priced partner-agency rentals in Seminyak asked a median IDR 40 million a month: IDR 16 million for a 1-bedroom, IDR 31.5 million for a 2-bedroom and IDR 50 million for a 3-bedroom, from small samples.

Is Seminyak cheaper to rent than Canggu?

Slightly, at the median: IDR 40 million a month against IDR 44 million on 6 October 2026. Canggu has nearly four times as many rental listings, so it offers more choice at each price.

Can I rent an apartment in Seminyak long-term?

Yes. Seminyak’s small plots mean more of its rental stock is apartments, units in complexes and compact villas than in Canggu. Ask for the monthly and yearly price and what the service charge covers.

When is the best time to find a long-term rental in Seminyak?

The quieter months, roughly February to May and September to November. In June–August and December–January owners can earn more from holiday guests and are less willing to discount a long lease.
