Four Pool Villas, Two Minutes From the Sand

About this home

Four income-producing pool villas on a walled 1,000 m2 compound, a two-minute walk from the beach This is an established, fully walled four-villa compound on a single 1,000 square metre plot, a two-minute walk from the beach and moments from the corridor's landmark beach clubs, cafes and schools. Three 3-bedroom villas and a standout 4-bedroom villa with a rooftop deck and sea views give thirteen bedrooms in all, each villa with its own pool, enclosed living and full furnishing. Unlike most compound offerings, the income here is documented rather than projected: the owner's statements show IDR 1.60B (2022), IDR 1.69B (2023) and IDR 1.87B (2024) net from straightforward long-term lets, with the current rent roll running at around IDR 2.12B a year. Third-party operator forecasts model a materially higher short-let ceiling for a buyer who converts to nightly stays. The compound runs as a genuine turnkey operation: a PMA-licensed office with a two-bedroom manager's apartment, guest luggage storage, security post and laser perimeter security, lit statue gardens and parking for five cars. Licensed with IMB and Pondok Wisata, on a 21-year leasehold, it suits an investor stepping into proven income, an operator hunting a boutique-hotel conversion, or a family group wanting a private beachside estate that pays for itself.
