Tabanan Soft-Brutalist Villas

About this home

An exclusive residential enclave of 18 luxury villas in soft-brutalist style — raw natural materials paired with cinematic spatial design — set between two rivers in the heart of a coastal Tabanan creative-wellness community, minutes from the educational campus and Aurora Park. Only half of each plot is built on, which means oversized outdoor spaces, deep gardens, and proper privacy. Two- and three-bedroom configurations are on offer, with the three-bedroom layout adding a customizable guest house. Every villa includes a rooftop living area with grill and outdoor kitchen, built for STR-grade entertaining. Tenure is up to 45-year leasehold. Completion is targeted for Q2 2027 and pricing starts from $450,000 (promotional pricing). The villas are managed by international hotel operator Dusit (LOI signed, hotel operator launch targeted Q3 2027), with 24/7 concierge by The Sincura Group. Developer-projected ROI runs 10-12% initial yield, 13-16% average over the leasehold. Residents inherit community membership benefits including fitness, dining, and spa discounts across the entire creative-city footprint, plus included management, an electric scooter, Starlink internet, and 24/7 concierge. With phase two set to add another 22 villas, the current release is the cleanest entry point before the project scales.
