Construction next door

Building is everywhere in Canggu, Pererenan, Seseh and the Bukit, and a quiet plot can become a site within weeks. A listing photo cannot show it.

  • Walk or ride the lane and the plots either side, and look over the wall from the upper floor.
  • Ask the owner, the banjar or a neighbour whether anything is planned; an empty plot with cleared ground, a fence or a sign is the warning.
  • Ask for a clause that lets you leave, or pays you back, if major building starts beside the villa during your term.

Mould and damp

Bali is humid all year, and a closed room with no air conditioning or airflow grows mould within weeks, most of all in the wet season from about November to March. Damp is cheaper to see at a viewing than to argue about at the end of a lease.

  • Smell the bedrooms and wardrobes with the doors closed; look at ceiling corners, behind beds and under sinks.
  • Check for a dehumidifier or air conditioning in every bedroom, and whether the walls have fresh paint over dark patches.
  • Photograph any marks at move-in, so the deposit is not withheld for damp that was there first.

Noise: roosters, dogs, scooters and temples

Village Bali is not silent. Roosters crow before dawn, dogs bark at night, the lane may carry scooters, and a nearby temple holds ceremonies with music. None of these can be negotiated away, so the only check is to hear them.

  • Visit once early in the morning and once in the evening before you sign anything long.
  • Ask whether a neighbour keeps fighting cocks; a row of cages is easy to spot from the upper floor.
  • A villa on a main road is noisier than the same villa 200 metres down a lane.

Internet and a place to work

Ask which provider serves the villa and run a speed test on your own phone during the viewing, not the plan the owner names. Fibre runs roughly IDR 230,000 to IDR 900,000 a month depending on speed, and anyone whose income depends on uptime usually adds a backup.

An enclosed living room or a desk matters when you work from home, because open-air Balinese living rooms are hot, humid and full of insects in the afternoon.

Put it in the contract

  • Who pays for damp treatment and repairs, and within how many days.
  • What happens if construction starts next door during the term.
  • The internet speed and provider, and who pays for an upgrade.
  • Whether pets are allowed, and any extra deposit for them.
  • What is included: electricity, water, internet, pool and garden, cleaning, the banjar fee.

Common questions

What do people look for when renting a villa in Bali?

In 2,322 rental requests in Bali housing groups between 28 August and 25 October 2026, the most mentioned were a pool (755), a kitchen (573), internet (436), quiet (373) and no construction nearby (295).

How do I check a Bali villa for mould?

Smell the bedrooms and wardrobes with the doors closed, look at ceiling corners and behind furniture, check for air conditioning or a dehumidifier in every bedroom, and photograph any marks at move-in.

How do I avoid construction noise when renting in Bali?

Walk the lane and look at the plots on every side, ask a neighbour or the banjar what is planned, and ask for a clause that lets you leave if major building starts beside the villa.

Is the internet good enough to work from a Bali villa?

It depends on the villa. Ask which provider serves it and run your own speed test during the viewing; fibre runs roughly IDR 230,000 to IDR 900,000 a month, and many remote workers add a backup.
