Where long-term renters post

Renters post what they want in the area’s housing groups: area, bedrooms, budget, dates. Facebook carried two in three of the requests Baliestate read in the month to 19 October 2026 and Telegram almost all of the rest; WhatsApp groups only 25. Purchase requests were rare in the same groups: 38 in the month.

Each group has its own rules. Many limit agents to replying by message, some ban agency posts, and a few allow a weekly listing thread. Read them before posting, and answer the request rather than advertising the catalogue.

What renters can pay, against what villas ask

Budgets are as renters stated them in public posts between 20 September and 19 October 2026; asking rents are the medians of priced monthly villa rentals listed by Baliestate’s partner agencies on 20 October 2026. Requests often name a maximum, so the real gap may be smaller.

Where demand runs ahead of listings

A request can name several areas, so the request counts add up to more than 1,685. The listings are all villa rentals Baliestate’s partner agencies listed on 20 October 2026.

Long-term or monthly: list both prices

Of the requests that stated a length of stay, one month was the most common answer, then ‘long-term’, then two and three months. A renter who starts on a monthly term may sign a yearly lease once settled. An agency that lists only yearly prices misses the first conversation; one that lists only monthly prices hides its best offer.

State both on every listing: the monthly rent with its minimum term, and the yearly price paid up front. On 6 October 2026, only 36% of the villa rentals Baliestate’s partners listed carried a usable monthly price and only 184 of 1,533 stated a minimum term. A listing without them cannot be matched to a request, by a person or by software.

Replying: speed, fit and the missing question

  • Reply with two or three villas in the stated area and budget, the monthly price and term, and one question back: the move-in date, the length of stay or whether a pool is essential.
  • When the budget is below the area’s asking rents, say so plainly and offer the nearest fit: one bedroom fewer, a yearly lease, or the next area inland. Renters who hear it from you trust the next listing you send.
  • Reply as early as your team can and measure it. A request posted in a group gets several answers, and the renter usually views with whoever first sent something that fits; no public Bali benchmark puts a number on it, so set your own target and keep it.
  • Record each request’s area, bedrooms, budget, dates and outcome. After a month you know which groups bring renters who sign.

How Baliestate brings rental leads to an agency

On Silver (USD 100 a month) Baliestate reads the agency’s website daily, and every rental appears on the area’s rental page, named with the agency and shown against the area’s median rent, and the enquiries about each rental go to the agency. Gold (USD 500 a month plus commission) adds unlimited contacts from renters in housing groups, each request matched to the agency’s own inventory, with a 24/7 AI agent replying with matching villas and a viewing slot.

Baliestate does not promise a number of leads, viewings or leases. It passes on requests that match the listings an agency already has.

Common questions

How do Bali rental agencies find tenants?

Mostly by answering requests that renters post in Facebook, Telegram and WhatsApp housing groups, by listing on Bali portals and by referrals. In the month to 19 October 2026, 1,685 rental requests were posted in the public groups Baliestate reads, about 56 a day.

What budget do long-term renters in Bali have?

The 1,084 renters who named a budget in the month to 19 October 2026 wanted a median of about IDR 17 million a month: IDR 13.5 million for 1 bedroom, IDR 19.8 million for 2 and IDR 31.5 million for 3. Agency-listed villas asked about twice that.

Where can I get villa rental leads in Bali?

From the housing groups themselves, which are free but need daily attention, and from services that read them. Baliestate turns the requests posted in 120+ Facebook, Telegram, WhatsApp and Reddit groups and in its own app into briefs, which Gold agencies (USD 500 a month plus commission) see with unlimited contacts, each request matched to the agency’s own listings.
