How common a private pool is, by area

In most of the villa belt a pool is the norm, not an extra. Among rentals with a monthly asking price on 22 October 2026, the share that mentioned a pool was 95% in Canggu (400 of 421), 96% in Pererenan (99 of 103), 86% in Seseh (25 of 29), 75% in Tabanan (12 of 16) and 68% in Uluwatu (21 of 31). Seminyak is the exception: of 25 monthly rentals, 9 had their own pool, 9 a shared pool in a complex and 7 mentioned none.

A shared pool is a different product. It usually means a villa or apartment in a complex, cheaper to rent and with less privacy; 16 monthly rentals named one, at a median IDR 18.0 million a month across all sizes.

Nightly rates: a smaller gap

Holiday villas let by the night are almost all pool villas: 541 of 613 nightly listings with a price mentioned one. Where there are enough without a pool to compare, the gap is smaller than on monthly rents, because a guest booking a few nights weighs location and bedrooms more than a renter signing for months.

Why no pool premium shows in sale prices

Among finished homes for sale with a price, those that mentioned a pool asked a median IDR 4.9 billion (304) and those that did not IDR 5.1 billion (166). By size it does not line up either way: 2-bedrooms IDR 3.9 billion with a pool (118) against IDR 5.1 billion without (44), 3-bedrooms IDR 5.9 billion (97) against IDR 6.3 billion (30), 4-bedrooms IDR 14.1 billion (38) against IDR 11.2 billion (18).

That is not evidence that a pool lowers value. A sale price is set mostly by the land, the tenure and the years left on a lease, and the homes without a pool are a mix of apartments, townhouses and larger plots that a pool comparison cannot separate. What the figures do say is that a seller cannot justify a price with the pool alone: compare the listing with similar homes in the same area and size, as the asking-price guide explains.

What to check on a pool before you sign

  • Private or shared: the listing should say. A shared pool in a complex rented at a median IDR 18.0 million a month in October 2026, about half a private-pool villa’s rent.
  • Size and depth: a 3 × 6 m plunge pool and a 15 m lap pool are both ‘a pool’. Ask for the dimensions.
  • Who maintains it: on a rental, whether pool cleaning and chemicals are in the rent; on a purchase, the pump, filter and any leak history.
  • For a buyer, the permit: the pool should be on the building permit (PBG) with the villa, as the building permits guide explains.
  • For a villa you will let, the pool is in the price guests expect: in the villa belt nearly every competing listing has one.

Common questions

How much more does a villa with a pool cost to rent in Bali?

About half again for a 2-bedroom on a monthly rent: IDR 32.0 million a month with a pool against IDR 20.8 million without, over 268 and 27 partner listings on 22 October 2026. A 3-bedroom asked about 29% more with a pool, IDR 45.0 million against IDR 35.0 million.

Do most Bali villas have a private pool?

Yes, in the villa areas. On 22 October 2026, 88% of 1,350 rentals listed by Baliestate’s partners mentioned a pool, and about 95% of monthly rentals in Canggu and Pererenan. Seminyak has more shared pools in villa complexes.

Does a pool raise the price of a villa for sale in Bali?

Not in a way asking prices show. Two-thirds of finished homes for sale mention a pool, and those that do were not dearer than those that do not, size for size. Land, tenure and lease years set the price; the pool is expected.

Is a shared pool villa cheaper in Bali?

Yes. Rentals with a shared pool asked a median IDR 18.0 million a month (16 listings, all sizes) on 22 October 2026; a 1-bedroom with a shared pool asked IDR 16.0 million against IDR 29.0 million with its own.
