A Boutique Hotel, Restaurant and Coworking Space, Earning

About this home

A finished, income-producing boutique hotel in the south of the island, a short walk from the beach, combining hotel keys, an on-site restaurant and a coworking space. Built in 2022 on a 25 + 25 year leasehold. What sets it apart from most listings at this level is that the financials are documented, not estimated: in 2024 it turned roughly IDR 4.44B of revenue into about IDR 1.29B of net profit after tax, and even in 2025, run hands-off with effectively no marketing, it still cleared about IDR 947M net. The owner is offering a 33% joint-venture stake for USD 250,000, retaining majority control, with additional equity available to qualified buyers on request. This is an invitation to come in as a joint-venture partner in a finished, operating boutique hotel a short walk from the beach on Bali's southern tip. The owner is not selling the business outright: they are opening a 33% equity stake to bring in the right partner, for USD 250,000, while retaining majority ownership and day-to-day control. Additional equity beyond 33% may be available and is discussed directly with qualified buyers. What sets this apart from most Bali opportunities at this level is that it already trades and the accounts are documented, not estimated. The owner's own monthly bookkeeping, covering 2022 through 2026, shows roughly IDR 4.44 billion of revenue in 2024 (about 79% from rooms, the balance from the restaurant and coworking), converting to around IDR 1.29 billion of net profit after Indonesian corporate tax. In 2025, run largely hands-off and with effectively no marketing, it still produced about IDR 3.41 billion of revenue and roughly IDR 947 million net. On a straight pro-rata 33% share, that is an estimated USD 19,000 to 26,000 a year against the USD 250,000 entry, an unlevered yield of roughly 8 to 10 percent before any of the upside below. The gap between an actively marketed year and an unattended one, about a billion rupiah of revenue, is the incoming partner's upside as much as the owner's. Switching marketing back on, building a direct-booking website and pushing the restaurant lifts both sides of the equity. It is offered as a joint venture on an operating asset, with the option to help run it or hold it as a largely passive minority stake.
