A Working Wellness Retreat, Sold Turnkey

About this home

A fully operational, income-generating wellness retreat on Bali's southern coast: 6 luxury villas, 6 boutique bungalows, an atrium café and a dedicated wellness area, offered as a complete turnkey acquisition including the operating company, brand and digital assets. The estate sits on 28.91 are (about 2,891 m²) of leasehold land on Bali's southern peninsula, one of the island's most resilient and land-constrained luxury markets. Twelve keys across six three-bedroom villas and six boutique bungalows are built around a central atrium café and reception, a domed multipurpose shala, and a dedicated wellness and recovery area with sauna, cold plunge and lagoon pool. This is not a development site or a turnaround. Construction completed in April 2025, the estate opened in May 2025, and it has been trading for over a year — through a genuine first-year operating journey that included a management overhaul, a systems and pricing reset, and a breakfast and F&B launch. The business now carries an established review base across Google (4.7★, 117 reviews), Airbnb (4.84★, 170 reviews) and Booking.com (9.1 "Excellent", 117 reviews), plus an organic social following, built with only limited paid marketing to date. The acquisition is structured as a complete estate consolidation: the real estate (villas, bungalows, café and wellness facilities), the operating company, and the brand, digital and booking-channel assets transfer together to a single buyer. The seller's own valuation breaks the USD 4.4M price down asset-by-asset — the majority of the value sits in the physical hospitality assets, with the operating company, systems, digital assets and established review base priced conservatively on top. Revenue is currently concentrated in accommodation (villas and bungalows together are roughly 88% of turnover), with café, wellness, retail, scooter hire and events still in an early, largely untapped stage. The seller frames the next phase as a growth and consolidation phase rather than a build phase — the capital-intensive work of land, construction, licensing, staffing and market positioning is already done; what remains is scaling occupancy, ADR, direct bookings and the ancillary revenue lines. Balibound Realty is presenting this opportunity for buyer introduction. We have independently cross-checked the operator's area and occupancy claims against REID's H1 2026 Bali market data for the southern region covering this area. See the Market Data section below for exactly where the operator's own figures and the independently sourced area benchmark agree, and where they differ.
