Umalas, Canggu
Rp 146.000.000 per year of the lease
A compact, well-considered townhouse development is taking shape in one of the area's most consistently in-demand pockets for short-term rental returns. Each of the ten units sits on tourism-zoned land and comes with a private pool, full furnishings, and a construction-stage payment plan that lets buyers spread capital across the build period rather than committing everything upfront. Build sizes range from 72 to 85 square metres across two bedrooms and 1.5 bathrooms, a footprint that the short-stay market in this corridor absorbs well and that keeps nightly rates competitive without cannibalising occupancy. The leasehold tenure runs 28 years with a 10-year extension option, giving investors a meaningful horizon to compound rental income before any renegotiation is needed. Professional rental management is built into the offering, which matters for overseas buyers who want genuine passive exposure to Bali's tourism economy without the operational lift. At IDR 3,961,000,000 (approx. USD 220,000) per unit, entry sits at a level where the yield math works even at moderate occupancy, and buyers who move at construction stage lock in today's pricing ahead of completion uplift.

Median Rp 2.625.000.000. Half of comparable listings ask less and half ask more. Far above the median needs a reason you can see: view, land, finish or tenure.
Median building size is 142 m².
Rp 54.750.000 per m², against a median of Rp 32.740.741.
About 12.2% a year: twelve months of the median asking rent, Rp 40.000.000 a month, of 141 comparable two-bedroom rentals in Canggu, divided by this asking price. Rents as listed on 9 October 2026.
A gross estimate from asking rents, not a guarantee: it is before vacancy, management, maintenance and tax, and an asking rent is not an agreed one. On a leasehold the rent stops when the lease ends, so the price has to come back within the term.
