The Bukit peninsula is cliff and hill above the Indian Ocean, so Uluwatu, Pecatu, Ungasan and Nusa Dua carry most of the view listings. Amed and Nusa Penida face the sea from steep coast. Canggu, Pererenan and Seseh are flat: a view there usually means a rooftop or an upper floor, or a beachfront villa.
| Area | Homes for sale claiming a sea view | Rentals claiming a sea view |

| Uluwatu | 66 of 263 (25%) | 27 of 130 (21%) |
| Nusa Dua | 12 of 72 (17%) | 9 of 28 (32%) |
| Amed | 7 of 13 | – |
| Nusa Penida & Lembongan | 4 of 8 | – |

Compared bedroom for bedroom, homes for sale that claim a sea view ask more at every size with enough listings to compare. The gap widens with size, because a larger view villa is more often on a cliff plot.
For holiday rentals the pattern is similar at the top: a 4-bedroom with a sea view asked a median IDR 9.0 million a night (12 listings) against IDR 7.0 million without (105), and a 5-bedroom IDR 17.8 million (18) against IDR 10.5 million (81). Too few monthly rentals claim a view to compare by size.
| Homes for sale, all of Bali | Sea or ocean view | No view claimed | Difference |
|---|---|---|---|
| 1 bedroom | IDR 3.2 billion (60) | IDR 2.9 billion (244) | About +10% |
| 2 bedrooms | IDR 5.7 billion (34) | IDR 4.5 billion (325) | About +26% |
| 3 bedrooms | IDR 9.1 billion (15) | IDR 6.8 billion (191) | About +34% |
| 4 bedrooms | IDR 18.4 billion (8) | IDR 13.7 billion (75) | About +34% |
Uluwatu has enough view homes to compare within the area. A 2-bedroom claiming a sea view asked a median IDR 5.3 billion (20) against IDR 4.5 billion (82), and a 3-bedroom IDR 9.1 billion (10) against IDR 7.1 billion (40). 1-bedrooms run the other way, IDR 2.8 billion with a view (28) against IDR 3.1 billion without (49), because most 1-bedroom view homes there are off-plan apartments and studios, sold smaller and cheaper than a 1-bedroom villa.
Mostly on the Bukit peninsula and the east coast. On 22 October 2026, 66 of 263 homes for sale listed in Uluwatu claimed a sea view, 12 of 72 in Nusa Dua and 7 of 13 in Amed, against 19 of 238 in flat Canggu, where a view usually means a rooftop.
About 26% more for a 2-bedroom (a median IDR 5.7 billion against IDR 4.5 billion) and 34% more for a 3-bedroom (IDR 9.1 billion against IDR 6.8 billion), over partner listings for sale on 22 October 2026. Over all sizes the gap vanishes, because most view homes are apartments.
No. Indonesian land law gives no right to a view, so the land in front can be built on within its zoning. Check the zone of the plots in front in the regency’s detailed spatial plan before you buy.
Not very: 71 of 1,350 villa rentals listed by Baliestate’s partners claimed a sea or ocean view on 22 October 2026, most of them in Uluwatu and Nusa Dua.

Asking prices of homes for sale (finished and off-plan) and villa rentals listed by Baliestate’s partner agencies on 22 October 2026, medians with the number of listings in brackets. A listing counts as an ocean view when its own title, description or features claim a sea or ocean view; the claim is the agency’s and was not checked on site, and a few describe a view from somewhere nearby. No comparison is shown under 8 listings.
