Renting a 1-bedroom
This is the unit most remote workers and couples rent, and the one where monthly terms are most common. Many of these are one-month-minimum asking rents; a yearly contract paid up front should come in lower.

Buying a 1-bedroom
Most 1-bedroom villas for sale are new: 150 of the 215 priced listings were off-plan, typically small units inside a managed project, sold on the strength of a short-let yield. Completed ones asked about 25% less at the median. Note that a foreigner buying through Hak Pakai faces a reported minimum price of around IDR 5 billion for a house, which most 1-bedroom villas are below — in practice these are leasehold purchases.

What to check on a small villa
The common problems are about size and services, not the view:
- Measured size. At 50–60 m², ten square metres of “terrace” counted as living space is a large share of the price.
- Electricity capacity. A small villa on a low VA connection cannot run air conditioning, a pool pump and a kitchen at once.
- Licensing, if you plan to let it. A foreign owner needs the villa accommodation licence inside a PT PMA; a project’s yield promise does not supply one.
- For a rental: internet speed tested in the room you will work in, not the one the photos show.
